Job Description
The main job function of a community manager is to lease, pre-lease apartments, and assist with residents and employee relations. To be eligible for consideration for the position of community manager, you must be available to work most weekends. There is an opportunity for part-time or full-time depending on availability. The Main function of a community manager is to oversee the day to day operations of a community.
The job functions of a Resident Manager include the following but are not limited to the following:
Duties:
- Leasing, Marketing & Advertising, Tenant Services
- Working with vendors & new projects
- Rent Deposits, and Collections
- Purchasing, Inventory Control, Pay Bills
- Monitoring and Supervising Common Area & Unit Condition
- Move-In & Out reports
- Trouble shooting
Specifications:
- Greet clients
- Qualify client needs, eligibility, in compliance with Fair Housing Laws and Calvo Group non-discriminatory leasing policy
- Tour apartments with clients, discuss all benefits of the apartment community and each apartment shown
- Explain to the client in detail Calvo Group application procedures and lease contract
- Assure application is processed through proper channels
- Type leases, enter leasing and traffic information on computer as necessary
- Type weekly, monthly and/or special reports as designated by Leasing Director or Business Manager
- Receive deposit and record appropriately
- Welcome new residents and ensure a smooth move-in
- Process resident transfers
- Become familiar with competitive properties in the area
- Become familiar with all Calvo Group policies and procedures, as well as the names
and locations of other Calvo Group communities
Resident Relations:
- Answer phone, take service requests and extermination orders
- Acknowledge and assist residents who come into the office
- Consult with Business Manager, assistant manager, leasing director if a question or a policy exception is needed
- Assist in paperwork, touring property, vacancies, policy violations
Employee Relations:
- Work with other employees to maintain a smoothly-run community
- Maintain a professional attitude and appearance at all times.
- Work with all employees to foster the Calvo Group spirit.
Qualifications:
- Energetic individual with outstanding leasing, closing, marketing skills
- solid organization skills, strong work ethics, self motivated & driven.
- Able to multi task & prioritize under pressure, and be accurate, fast,
responsible & dependable - Great with figures and & detail oriented, excellent communication skills both verbal and written
- Minimum 2 years experience in property management
- Previous longevity on employment history required
- Respectful & following established protocols, fast learner
- Must be willing to work flexible hours/days & weekends
- Must be familiar with Windows Office
- Outgoing or extroverted personality recommended
- Must be able to work in a fast paced environment
